Looking for Airbnb management in Mallorca? What I do is narrower than that, and on this island it is worth being precise about who it helps: the guests who write to you in English, and how fast somebody answers them.

Who actually books Mallorca

Mallorca is Germany’s island, and the holiday-rental numbers are starker than the headline ones. Among tourists whose main accommodation on Mallorca in 2025 was a holiday-rental dwelling, 40.2% were German, 13.9% British and 13.2% resident elsewhere in Spain. That is the arrivals series by main accommodation type — the holiday-rental cut of it, not hotel occupancy and not an Airbnb-only count.

So the pitch here is honest and partial. The United Kingdom is the second foreign market on every published cut, and the United States is not published separately for Mallorca at all — American guests sit inside a residual “rest of foreign” worth 23.1% of holiday-rental guests. The only measured American figure anywhere in this pack is the national one, 4.6% of Spain’s international tourists. I am the right person for the British share, the Irish and the residual. German-speaking guests get answers in German, drafted and translated — and this page exists in German for owners who would rather read it that way.

Season, and how much supply you are competing with

The island runs a hard summer with a long shoulder: August, July, June and September carried 63% of Mallorca’s hotel overnight stays in 2025. That is when the messages arrive, all of them at once, in the weeks you are least able to answer them.

INE’s scrape counted 14,756 advertised tourist dwellings on Mallorca in May 2026, concentrated in Pollença, Alcúdia and Santanyí rather than Palma, which held only 538. Read that as advertised supply on three platforms, twice a year — not the Balearic ETV registry, which counts something else.

What guests here actually ask

This part is judgment rather than measurement, from listing FAQs and host forums rather than a survey: how to get from Palma airport and whether a hire car is really necessary and where to park it; whether the air conditioning reaches every bedroom and whether the pool is heated in spring; which cala is closest and whether it has parking; whether the tap water is drinkable and how the cistern works at a finca; and quiet hours, and how many guests the registration actually allows.

What I do — and what stays with you

I answer your guests: every message, within the hour, around the clock — overnight that may be a first reply saying I am looking into it, with the full answer first thing. Inquiries, pre-arrival questions, in-stay questions and the review reply. I message your cleaner or handyman when a turnover moves or something breaks.

What stays with you: the listing, calendar, pricing and payouts; the estada turística en habitatge registration and the national Registro Único number; the guest data that goes to SES.Hospedajes within no more than 24 hours of the booking, which is your duty as holder of the accommodation activity; the tax; your cleaner, your key-holder and every physical job. Refunds, safety, damage and anything legal reach you the same hour with a recommendation, and you decide.

What American and British bookers expect

The plus I bring, learned from hosting them, not from an opinion about anybody else; the examples are illustrative. Speed: a reply in minutes reads as normal, an hour as slow, silence overnight as a problem. Volume: ten messages before check-in is ordinary for a family flying in — parking, air conditioning, a crib, how far the beach really is. Warmth: first names and over-explanation, where a short correct answer reads as cold. Reviews: five stars is the baseline, four stars a complaint, and British guests say nothing at the villa and everything in the review.

Who is actually answering

My name is Nick. I have run my own rental for five years, held Superhost for four of them, and the listing carries 97 guest reviews with an overall rating of 4.9. I moved to Portugal in 2021 and have run it remotely ever since, from Porto. Working alongside a cleaner in another time zone is not a theory for me.

Good to know

Most of my guests are German. What use is an English-speaking co-host?
A fair question, and the honest answer is that Mallorca's holiday-rental guests are German first and British second, so I am not the whole answer for your inbox. German-speaking guests get replies in German, drafted and translated, and this page has a German version for exactly that reason. Where I am worth hiring is the British and Irish share and the residual — the guests who write in English, expect a reply in minutes, and leave the review that decides your next three bookings.
I live in Britain and the finca is near Pollença. Is this built for me?
Yes, and also for owners who live on the island. Absentee owners fear silence: something happens on a Saturday and nobody is watching. Owners who live twenty minutes away fear their own phone. The published purchase registry suggests foreign buyers are a sizeable minority of Spanish home purchases, which fits what I see on this island, though it is an estimate and it counts purchases rather than owners. Either way you are hiring the same narrow thing.
Do you replace my cleaner or my key-holder?
No. Your cleaner and your key-holder are the only people who can actually be at the property, and they stay yours. What changes is that they hear from me when a turnover moves or a guest reports something broken, instead of from you, in the middle of your working day.
Which platforms do you answer on?
Airbnb first, because co-hosting is Airbnb's own feature and the access is clean. Vrbo and Booking.com messages too where you use them; the mechanics differ per platform, so we agree that when we talk. Your pricing, your calendar rules and your payout account I never touch.
What happens when a guest asks for a refund?
It reaches you the same hour, with a draft reply and what I would do and why. Money is never my decision, and neither is safety, damage or anything legal. Once you tell me the answer, I write the reply immediately, in a tone that keeps the conversation calm and protects the review.
Do you speak Spanish?
Not as a native speaker, and I would rather say so now. Guest conversations run in English and in the guest's own language through drafting and translation. With you, the working language is English, and anything you want in Spanish I send in writing, translated.
What changes on my Airbnb account?
Almost nothing. You keep the listing, the payouts and the pricing, and you invite me as a co-host with the access level you choose. You can remove that access yourself at any time, without asking me. Nothing moves into my name, and the ETV registration stays exactly where it is.
What does it cost?
I quote per property, once I have seen the listing and understood how many messages it really generates. A two-bedroom apartment in Alcúdia and an eight-sleeper finca with a pool are different jobs, so a single published number would be wrong for one of us.
Do the 2025 Balearic rules change anything for co-hosting?
A 2025 Balearic decree (Decret llei 4/2025) tightened the rules on tourist letting in the islands, alongside the existing ETV registration. Its effect on a co-host who only answers messages has not been confirmed by a lawyer, and I don't interpret it for you: your registration and its conditions stay yours to check. If you're unsure, ask before we start.
