Looking for Airbnb management on the Costa Blanca? What I do is narrower than that, and on this coast the case makes itself: your guests are more likely to be British than anything else, and they write in English.

Who actually books the Costa Blanca

Alicante province took 8,493,513 foreign tourists in 2025, and the United Kingdom was 31.8% of them — almost three times second-placed France at 11.7%, with the Nordic countries at 11.1% and the Netherlands at 8.0%. In Benidorm the concentration is extreme: 71.6% of its foreign tourists were British. That series counts foreign tourists across all accommodation types, compiled by the regional tourism office from the national frontier and occupancy surveys.

The United Kingdom is the number one foreign market here by a wide margin, and the United States is not published for Alicante province or for the Comunitat Valenciana in any series I found — so there is no American figure for this coast to give you. The only measured American share available is the national one, 4.6% of Spain’s international tourists. Worth knowing too: this is the most domestic of the coasts on this site, with 61.3% of hotel and 69.1% of tourist-apartment overnight stays by residents abroad — Spanish guests are a real part of your inbox.

The longest usable shoulder in Spain

August, July, September and June took 44% of the zone’s hotel overnight stays in 2025, meaning the majority of stays fall outside high summer — which is what the northern European long-stay winter market does to this coast. Your season is not four months. It is most of the year, and so is the messaging.

Supply is the second largest of any Spanish province: 32,148 advertised tourist dwellings and 164,954 bed places in Alicante province in May 2026, with Alicante city holding only 2,854 — the supply is in the resort municipalities. Read that as advertised supply scraped from three platforms, not the regional register. Separately, the Generalitat is reported to have struck 18,304 tourist dwellings off the Registre de Turisme during 2025 for missing cadastral or tax references; that figure is press-based, and the two counts measure different things.

What guests here actually ask

Judgment rather than measurement, from listing FAQs and host forums: which airport to book and how long the transfer takes; air conditioning in every room and whether the pool is heated, which dominates the autumn and spring inquiries; how far the beach is and whether it is lifeguarded outside high summer; whether a hire car is needed or the tram and buses are enough; and, for the long winter stays, heating, Wi-Fi and monthly arrangements.

What I do — and what stays with you

I answer your guests: every message, within the hour, around the clock — overnight that may be a first reply saying I am looking into it, with the full answer first thing. Inquiries, pre-arrival questions, in-stay questions and the review reply. I message your cleaner or handyman when a turnover moves or something breaks.

What stays with you: the listing, calendar, pricing and payouts; the vivienda de uso turístico registration and the national Registro Único number; the guest data that goes to SES.Hospedajes within no more than 24 hours of the booking, which is your duty as holder of the accommodation activity; the tax; your cleaner, your key-holder and every physical job. Refunds, safety, damage and anything legal reach you the same hour with a recommendation, and you decide.

What American and British bookers expect

The plus I bring, learned from hosting them rather than from an opinion about anybody else; the examples are illustrative. Speed: a reply in minutes reads as normal, an hour as slow, silence overnight as a problem. Volume: ten messages before check-in is ordinary for a British family — parking, air conditioning, the walk to the beach, whether there is a kettle. Warmth: first names and over-explanation, where a short correct answer reads as cold. Reviews: five stars is the baseline, four stars a complaint, and British guests say nothing at the apartment and everything in the review.

My name is Nick. I have run my own rental for five years, held Superhost for four of them, and the listing carries 97 guest reviews with an overall rating of 4.9. I moved to Portugal in 2021 and have run it remotely ever since, from Porto.

Good to know

I live in England and let an apartment near Jávea. Is this for me?
Yes, and just as much for owners who live here all year. Absentee owners fear silence: a guest writes at nine on a Friday night and nobody replies until Monday. Resident owners fear their own phone, because a coast that lets most of the year interrupts most of the year. Published purchase-registry figures suggest foreign buyers are a sizeable minority of Spanish home purchases and are most concentrated in Alicante, which matches this coast, though it is an estimate about purchases rather than a count of owners.
Do you replace my cleaner or my key-holder?
No. They are the only people who can be at the property, and they stay yours. What changes is that they hear from me when a turnover moves or a guest reports something broken, instead of from you.
Which platforms do you answer on?
Airbnb first, because co-hosting is Airbnb's own feature and the access is clean. Vrbo and Booking.com messages too where you use them. Your pricing, your calendar rules and your payout account I never touch.
What happens when a guest asks for a refund?
It reaches you the same hour, with a draft reply and a recommendation. Money is never my decision, and neither is safety, damage or anything legal. Once you decide, I write the reply immediately and keep the tone calm, which is what protects the review.
Do you speak Spanish?
Not as a native speaker. Guest conversations run in English and in the guest's own language through drafting and translation, which is how the Dutch, Belgian and Nordic traffic gets handled. With you, the working language is English, and anything you want in Spanish I send in writing, translated.
What changes on my Airbnb account?
Almost nothing. You keep the listing, the payouts and the pricing, and you invite me as a co-host with the access level you choose. You can remove that access yourself at any time. Nothing moves into my name, and your VT registration stays where it is.
My winter guests stay for months. Does that change anything?
It changes the shape of the work rather than the job. Long winter stays generate fewer messages per week and more consequential ones — heating, damp, a washing machine, a doctor. Those still get answered within the hour, and the ones that need a decision or a person on site reach you and your key-holder straight away.
What does it cost?
I quote per property, once I have seen the listing and understood how many messages it really generates. A Benidorm apartment turning over every three nights and a villa taking month-long winter stays are different jobs, so a single published number would be wrong for one of us.
