Looking for Airbnb management on the Costa del Sol? What I do is narrower than that, and on a coast that lets for most of the year it is the part that never stops: the guests, and how fast somebody answers them in English.
Who actually books this coast
Start with what is not published: no official series gives a country mix for the Costa del Sol itself. What is measured at zone level is the foreign share — 77.4% of the zone’s hotel overnight stays and 82.3% of its tourist-apartment overnight stays in 2025 were by residents abroad. Two different occupancy surveys, hotels and licensed tourist apartments, neither of them a short-term-rental series.
For country mix the nearest official proxy is Andalucía as a whole, where the United Kingdom was 21.5% of foreign tourists in 2025 and Germany 8.3% — take those as indicative for Málaga province, since Andalucía also contains Seville, Granada and Cádiz. The published table stops there: 70.2% of Andalucía’s foreign tourists sit in an aggregate “rest of foreign”, so no American share for this coast exists in any official series. The only measured American figure I can give you is the national one, 4.6% of Spain’s international tourists.
A long season and a lot of competition
This is the least seasonal mainland coast on this site: August, July, September and June carried 41% of the zone’s hotel overnight stays in 2025, which means more than half the year’s stays fall outside them. Good for your revenue, hard on your evenings — the inbox runs from spring to late autumn and does not go quiet.
Supply is the largest of any Spanish province: Málaga counted 45,176 advertised tourist dwellings and 213,006 bed places in May 2026, spread along the coast rather than concentrated in the city — advertised supply scraped from three platforms twice a year, not the Registro de Turismo de Andalucía.
One thing I report rather than assert: Málaga city is reported to have suspended new tourist-dwelling authorizations while it redrafts its urban plan. That is trade press, the surrounding municipalities have their own regimes, and nobody — me included — can obtain or preserve an authorization for you.
What guests here actually ask
Judgment rather than measurement, from listing FAQs and host forums: the transfer from Málaga airport and whether there is parking, since most arrivals drive; how far the walk to the beach and the supermarket really is; whether the air conditioning also heats and whether the pool is heated, because a large part of the season is autumn and spring; Wi-Fi speed and a desk, from the long-stay guests this coast now attracts; and padel, golf and beach-club bookings.
What I do — and what stays with you
I answer your guests: every message, within the hour, around the clock — overnight that may be a first reply saying I am looking into it, with the full answer first thing. Inquiries, pre-arrival questions, in-stay questions and the review reply. I message your cleaner or handyman when a turnover moves or something breaks.
What stays with you: the listing, calendar, pricing and payouts; the vivienda de uso turístico registration and the national Registro Único number; the guest data that goes to SES.Hospedajes within no more than 24 hours of the booking, which is your duty as holder of the accommodation activity; the tax; your cleaner, your key-holder and every physical job. Refunds, safety, damage and anything legal reach you the same hour with a recommendation, and you decide.

What American and British bookers expect
The plus I bring, learned from hosting them rather than from an opinion about anybody else; the examples are illustrative. Speed: a reply in minutes reads as normal, an hour as slow, silence overnight as a problem. Volume: ten messages before check-in is ordinary for a British or American family — parking, air conditioning, whether the pool is heated in November. Warmth: first names and over-explanation, where a short correct answer reads as cold. Reviews: five stars is the baseline, four stars a complaint, and British guests say nothing at the apartment and everything in the review.
