I answer your guests — every message, within the hour, around the clock — and I message your cleaner and your handyman when the conversation needs it. Pricing, payouts, the AL registration, cleaning and anything physical stay with you. Refunds, safety, damage and anything legal reach you the same hour with a recommendation, and you decide before I reply. I never negotiate your price or terms, never decide whether a booking goes ahead, never receive a guest payment, and never handle a guest's identity document. I don't advertise or promote your property anywhere: marketing the listing stays yours and Airbnb's. Guests book directly with you through Airbnb before I ever send a message: I do not sell, book, reserve or intermediate any accommodation, and I am not a travel agency or a real-estate intermediary.

Looking for Airbnb management in the Azores? What I do is narrower, and out here it is the part that eats the week: the guests, and how fast somebody answers them in native English when the weather has changed their plans. I am a co-host: your guests write, I write back.

Who is actually booking your house

The Azores are the most American market in Portugal relative to their size. In 2024 the United States was the region’s largest foreign source market with 17.1% of its non-resident overnight stays in tourist accommodation, Germany and Spain next, the top three at 46.2% together. Non-residents were 64.0% of all the region’s overnight stays that year, and the islands grew faster than any other Portuguese region, by 10.0%. The United Kingdom is not in the top three and no British share is published for the Azores, so I will not quote you one. Those are overnight stays in tourist accommodation as the statistics office defines it, not Airbnb bookings.

Two things follow. Alojamento local is reported to carry roughly two-fifths of the region’s overnight stays, far above the national picture — on regional data as reported in the press, not read in the series itself — and there is no published count of registered establishments for the Azores at all, since the region registers outside the mainland system. Anyone quoting a supply number here is guessing.

The year is sharply shaped. The Azores are the most seasonal Portuguese region for foreign demand, with a non-resident seasonality rate of 48.7% in 2024, the highest of the nine: non-residents were 75.5% of July’s overnight stays and only 38.6% of February’s. American guests peak nationally in September, June and October rather than high summer, which makes the shoulder the stretch worth working — and where an unanswered inquiry is simply a lost booking.

What your guests ask, and what I do about it

Judgement, not a measured series. What I would expect: what to do if it rains, which at some point in any week it will; whether they need a hire car and where to park; how to get between islands, flight or ferry, and how likely it is to be cancelled; when whale season is and who to book with; and hot springs, trail closures and where to eat. Weather contingency is the distinctive load here, and it is a messaging job: a guest whose boat trip was called off at breakfast has a day to rescue and a review forming.

What I do — and what stays with you

I answer your guests — inquiries before they go cold, pre-arrival and in-stay questions, the review reply afterward — in your voice and with your facts, and I message your cleaner or handyman when a turnover needs coordinating. What stays with you: the listing, the calendar, the pricing and the payouts; the AL registration under the regional procedure that applies here, its insurance, and the boletim de alojamento for foreign guests, which is the operator’s duty; your key-holder and every physical job; and every decision about money, safety, damage or the law, which reaches you the same hour.

Every guest message gets a reply within the hour, around the clock. Overnight that may be a first reply saying I am looking into it, with the full answer first thing — an honest mechanism beats pretending nobody sleeps. Anything needing your decision reaches you.

What American and British bookers expect

It is who I hosted for years — a plus I bring, not a verdict on anyone else. Speed: minutes read as normal, an hour as slow, silence overnight as a problem — and an American writing at nine in the evening is writing in your night. Volume: ten messages before check-in is unremarkable. Warmth: first names, over-explanation, “no problem at all”, where a short, correct reply lands as coldness. Reviews: five stars is the baseline, so the fix for a wobble is a mid-stay message. The examples are illustrative, from my own listing.

Who is actually answering

My name is Nick. I have run my own short-term rental for five years, with Superhost status for four of them, 97 guest reviews and an overall rating of 4.9. It is a family house in the Denver area, run remotely from Portugal since 2021, from Porto where I live. What does it cost?
I quote per property, once I have seen the listing and understood how many messages it really generates. A studio in Ponta Delgada that turns over every two nights and a house out in the west that takes a family for a week are different jobs, so a single published number would be wrong for one of us. Tell me about your place and I will come back with a figure and what it covers.
Half my messages are about the weather. Can that really be handed over?
That is the specific reason to hand it over here. Rain plans, cancelled boat trips, a whale tour moved to Thursday, a flight that did not land — those need a fast, calm, specific reply rather than a clever one, and they arrive at every hour of the day. Anything that costs money or changes a booking still comes to you first.
Do you replace my cleaner or my key-holder?
No, and I would not want to. They are the people who can actually be at the house; I am the person who talks to the guest. I message them to move a turnover, pass on a code or flag something a guest reported, and that is where my involvement in the physical side ends.
I live off-island and let the house year-round. Is that common?
Common enough, and it is half of who writes to me — the other half live on São Miguel and would like an evening back. Treat any figure you are shown about foreign or absentee ownership carefully: no official series records the nationality or residence of the people who hold Portugal's AL registrations, so nobody can honestly quote you a split.
What changes on my Airbnb account when you become a co-host?
Almost nothing. You add me as a co-host on the listing, which gives me the message inbox and a view of the calendar. The listing stays in your name, the payouts stay in your account, the pricing stays yours, and you can take my access away whenever you like without asking me first.
Which platforms do you cover, and what about refunds?
Airbnb first, because co-host access there is built for this; Vrbo and Booking.com where you use them, with the mechanics agreed when we talk. A refund request is never my decision — it reaches you the same hour with what I would do and why, and once you decide I write the reply immediately, in a tone that protects the review that follows.
Do you speak Portuguese?
Not fluently, and I would rather say so plainly. Guest conversations I handle in English, and in the guest's own language where written translation gets me to something clear and warm. Between you and me it is English, with Portuguese in writing through translation if that is easier for you. Anything delicate that needs real fluency goes back to you.
