This is co-hosting, and it is not property management. I answer your guests — every message, within the hour, around the clock — and I message your cleaner and your handyman when the conversation needs it. Pricing, payouts, the AL registration, cleaning and anything physical stay with you. Refunds, safety, damage and anything legal reach you the same hour with a recommendation, and you decide before I reply. I never negotiate your price or terms, never decide whether a booking goes ahead, never receive a guest payment, and never handle a guest's identity document. I don't advertise or promote your property anywhere: marketing the listing stays yours and Airbnb's. Guests book directly with you through Airbnb before I ever send a message: I do not sell, book, reserve or intermediate any accommodation, and I am not a travel agency or a real-estate intermediary.

Looking for Airbnb management in Porto? What I do is narrower, and it is usually the part that costs owners stars: the guests, and how fast somebody answers them in fluent English. I am a co-host: your guests write, I write back. Porto is also where I live — my own city, and the one page on this site where that is true.

Who is actually booking your flat

An honest limit first: nobody publishes a guest mix for the city of Porto. The nearest official figures describe the Norte region, which also contains the Douro and the Minho, so read them as the regional weather, not your street. In Norte in 2024 Spain was the largest foreign source market with 18.0% of the region’s non-resident overnight stays in tourist accommodation, and the top three — Spain, France and the United States — were 41.4% together. The United States ranks third, and 20.8% of every American overnight stay in Portugal happens in Norte, the second-largest concentration of US demand after Lisbon. Britain is not in the region’s top three and no British share is published for Norte, so I will not invent one. These are overnight stays in tourist accommodation as the statistics office defines it — hotels, rural tourism, alojamento local with ten or more beds — not Airbnb bookings.

The year is a long shoulder rather than a spike: the non-resident share of Norte’s monthly overnight stays in 2024 peaked in May at 68.1%, then October at 66.7% and September at 66.3%, and bottomed out in December at 51.1%. May and October are when foreign inquiries arrive, while people still choose between cities.

Supply is dense: 9,857 alojamento local establishments were registered in the municipality of Porto in September 2026, third-largest in mainland Portugal — registered, which is not the same as being let.

What your guests ask, and what I do about it

Judgement, not a measured series. What I would expect in a Porto inbox: getting in from the airport, and whether the metro beats a taxi with cases; the hills and the stairs — how many flights, is there a lift, can they manage a suitcase; parking, scarce in the historic center; how to reach the port cellars across the river in Vila Nova de Gaia; and heating and damp in winter, which is wetter than people expect of southern Europe. I know that last one from the inside, because I heat a flat in this city myself.

What I do — and what stays with you

I answer your guests — inquiries before they go cold, pre-arrival and in-stay questions, the review reply afterward — in your voice and with your facts, and I message your cleaner or handyman when a turnover needs coordinating. What stays with you: the listing, the calendar, the pricing and the payouts; the AL registration, the insurance the law attaches to it, and the boletim de alojamento for foreign guests, which is the operator’s duty; your cleaner, your key-holder and every physical job; and every decision about money, safety, damage or the law, which reaches you the same hour with a recommendation attached.

Every guest message gets a reply within the hour, around the clock. Overnight that may be a first reply saying I am looking into it, with the full answer first thing — better an honest mechanism than pretending nobody sleeps. Anything needing your decision reaches you.

What American and British bookers expect

It is who I hosted for years — a plus I bring, not a verdict on anyone else. Speed: minutes read as normal, an hour as slow, overnight silence as a problem. Volume: ten messages before check-in is unremarkable for an American family. Warmth: first names, over-explanation, “no problem at all”, where a short, correct reply lands as coldness. Reviews: five stars is the baseline rather than the prize, so the fix for a wobble is a mid-stay message. The examples are illustrative, from my own listing.

Who is actually answering

My name is Nick. I have run my own short-term rental for five years, with Superhost status for four of them, 97 guest reviews and an overall rating of 4.9. It is a family house in the Denver area, run remotely from Portugal since 2021. Hosting from another time zone, alongside a cleaner I have never met, is the skill this job actually needs. What does it cost?
I quote per property, once I have seen the listing and understood how many messages it really generates. A studio in the Baixa that turns over every two nights and a whole house up in Bonfim booked by families are different jobs, so a single published number would be wrong for one of us. Tell me about your place and I will come back with a figure and what it covers.
You live in Porto. Will you come to the property?
No, and I want to be straight about it, because living in the city could easily be sold as something it is not. What I do is the messages. Your cleaner and your key-holder are the people who go to the property, and I work alongside them by message — the same way I run my own rental on another continent.
What changes on my Airbnb account when you become a co-host?
Almost nothing. You add me as a co-host on the listing, which gives me the message inbox and a view of the calendar. The listing stays in your name, the payouts stay in your account, the pricing stays yours, and you can take my access away whenever you like without asking me first.
I live in Porto myself. My brother lives in London and rents out his flat here. Who is this for?
Both of you, for opposite reasons. Living in the city does not stop the messages, it just means they interrupt you in person; living abroad means the fear is silence rather than interruption. Be wary of any figure you are shown about how many owners here are foreign: no official series records the nationality or residence of the people holding Portugal's AL registrations, so nobody can honestly tell you.
Do you replace my cleaner or my key-holder?
No, and I would not want to. They are the people who can actually be in the building. I message them to move a turnover, pass on a door code or flag something a guest reported, and that is where my involvement in the physical side ends.
Which platforms do you cover?
Airbnb first, because co-host access there is built for this arrangement. Where you also list on Vrbo or Booking.com I can take those conversations too — the mechanics differ per platform, so we agree that when we talk rather than promising it in advance.
What happens when a guest asks for a refund?
It reaches you the same hour with what I would do and why. Money is never my decision. Once you tell me the answer I write the reply immediately, in a tone that keeps the conversation calm and protects the review that follows.
Do you speak Portuguese?
Not fluently, and I would rather tell you that than bluff about the city I live in. Guest conversations I handle in English, and in the guest's own language where written translation gets me to something clear and warm. Between you and me it is English, with Portuguese in writing through translation when that suits you better. Anything delicate that needs real fluency goes back to you.
