Looking for Airbnb management in the Algarve? What I offer is narrower, and on this coast it is usually the part that hurts: the guests, and how fast somebody answers them in the language they wrote in. I am a co-host: your guests write, I write back.
Who is actually booking your villa
The Algarve is the most British market in Portugal, by a distance. In 2024 the United Kingdom accounted for 35.1% of overnight stays by non-residents in the region’s tourist accommodation — the highest single-market share of any Portuguese region — with the top three, the United Kingdom, Germany and Ireland, at 57.4% together. It runs both ways: 57.6% of every British overnight stay in Portugal happens here, and Ireland, third in the region, is more concentrated still, with 75.2% of all Irish stays in the country landing on this coast. The United States is not in the region’s top three and no American share is published for the Algarve, so I will not quote you one. These are overnight stays in tourist accommodation as the statistics office counts them — hotels, rural tourism, campsites, alojamento local with ten or more beds — not Airbnb bookings.
The calendar flips through the year. The Algarve is the most seasonal Portuguese region for domestic demand — the only one whose resident seasonality rate passed half, at 56.1% — while non-residents were 87.1% of its October overnight stays and 84.7% of May’s, against 60.3% in August when the Portuguese arrive. British guests peak nationally in September. Your quietest months are your most English ones.
You answer in a crowd: 44,894 alojamento local establishments were registered in the Algarve in September 2026, 40.2% of all mainland registrations, with 10,482 in Albufeira alone — registered, which is not the same as being let.
What your guests ask, and what I do about it
Judgement, not a measured series. What I would expect: is the pool heated, and from which month; is there air conditioning in every bedroom; how far is the walk to the beach, and where do you park at it; do we need a hire car, and how long is the drive from the airport; and between October and April, what is open. Shoulder-season guests ask about heating far more often than owners expect, and the honest answer given fast beats the flattering one given late.
What I do — and what stays with you
I answer your guests — inquiries before they go cold, pre-arrival and in-stay questions, the review reply afterward — in your voice and with your facts, and I message your cleaner, pool man or handyman when something needs coordinating. What stays with you: the listing, the calendar, the pricing and the payouts; the AL registration, the insurance the law attaches to it, and the boletim de alojamento for foreign guests, which is the operator’s duty; your key-holder and every physical job; and every decision about money, safety, damage or the law, which reaches you the same hour with a recommendation.
Your license, your listing, your money — I handle the conversation. This is not gestão de alojamento local, and it is not property management.
Every guest message gets a reply within the hour, around the clock. Overnight that may be a first reply saying I am looking into it, with the full answer first thing — better an honest mechanism than pretending nobody sleeps. Anything needing your decision reaches you.
What American and British bookers expect
It is who I hosted for years — a plus I bring, not a verdict on anyone else. Speed: minutes read as normal, an hour as slow, overnight silence as a problem. Volume: ten messages before check-in is unremarkable for a family flying in for a week. Warmth: first names, over-explanation, “no problem at all”, where a short, correct reply lands as coldness. Reviews: five stars is the baseline, and a British guest will often say nothing at the villa and everything in the review — so the fix is a mid-stay message. The examples are illustrative, from my own listing.
Who is actually answering
My name is Nick. I have run my own short-term rental for five years, with Superhost status for four of them, 97 guest reviews and an overall rating of 4.9. I run it from Porto, where I live, and have done so remotely since 2021. I am not down the road from your villa and will never say I am — I work alongside your cleaner and key-holder by message, the way I run my own place from another continent.
