This is co-hosting, and it is not property management. I answer your guests — every message, within the hour, around the clock — and I coordinate with your cleaner and your key-holder. The pricing, the payouts, the CIN, the cleaning and anything physical stay with you. Refunds, safety, damage and anything legal reach you the same hour, with a recommendation attached, and you decide. I never negotiate your price or terms, never decide whether a booking goes ahead, never receive a guest payment, and never handle a guest's identity document. I don't advertise or promote your property anywhere: marketing the listing stays yours and Airbnb's.

Looking for Airbnb management in Sardinia? What I do is narrower than that — the guest side only — and this is the page where I have to argue against myself before I argue for the service.

Who books here

In 2025, residents of Germany accounted for 14.9% of all overnight stays in tourist accommodation in Sardinia, France 7.3%, and the United Kingdom 3.8%. The United Kingdom ranked fourth among foreign markets and the United States only ninth, at 1.8% of all nights; the two together were 5.6% of the island’s nights against 14.9% for Germany alone. That series counts all tourist accommodation, hotels included, not short lets alone. Foreign residents were 55.6% of nights in 2025, just under the Italian average of 56.3%.

So this is the one market of the six where the anglophone inbox is a genuine minority, and I would rather say that than dress it up. Two things still make the case. Your German-speaking guests get answered too, drafted in their own language, short and warm. And the minority that does write in English is the expensive one: American and British travelers are 8.6% of Italian overnight stays but 21.0% of what foreign travelers spend. If your season is German end to end, tell me and I will say so.

What the calendar does to your inbox

Sardinia has the most compressed season of the six. June to September took 78.8% of all overnight stays in the region in 2025, August alone 24.3% and July 22.7% — nearly half the year in two months. April to October covered 96.0%, leaving 4.0% for the five months from November onward. Everything you earn is decided in a short window, which is exactly why an inquiry that sits unanswered for six hours in May is expensive.

No CIN or structure count for Sardinia can be quoted from the published register: the regional figure is not attributable, and I will not guess one. What is measurable is that holiday dwellings took 32.9% of all Sardinian overnight stays in 2025, on the basis ISTAT widened that year — a level, not growth.

What they actually ask

Judgement, not data: in my experience, and from what hosts here answer most, it is this list. Ferry or flight, and whether to bring a car over or hire one on the island. Which beach, how far by road, and whether parking there is paid or capped in August. The access rules — the bans on taking sand away and on driving onto certain shores. Air conditioning, mosquito screens and water pressure. Distances, which guests routinely underestimate. And the late ferry or last flight, and how check-in works at midnight.

What I do — and what stays with you

I answer your guests: inquiries before they go cold, pre-arrival and in-stay questions, the review reply afterward. Every message gets a reply within the hour, around the clock — overnight that may be a first reply saying I am looking into it, with the full answer first thing in the morning. I message your cleaner and your key-holder when a turnover moves.

What stays with you: the listing, the calendar and the pricing; the payouts; the CIN and the Alloggiati Web reporting to the Questura; your cleaner, your key-holder and every physical job. The rules on identifying guests in person have been in flux since late 2024, so arrivals stay with you and your key-holder, confirmed with your commercialista or lawyer. What American and British bookers expect

Speed first: a reply in minutes reads as normal, silence overnight reads as a problem. Volume second: ten messages before check-in is unremarkable for a US family, and ferries add a few more. Warmth third: first names, over-explanation, “no problem at all”, where a short, correct, formal answer reads as cold. Illustrative examples, off my own listing; a plus I bring, not a verdict on anyone else.

Why me

I have run my own short-term rental for five years, held Superhost status for four of them, and the listing carries 97 guest reviews at an overall rating of 4.9. I run it remotely from Porto, and have done since I moved to Portugal in 2021. Running a summer-weighted house from another country, through people I trust on the ground, is the job I already do.

Good to know

My guests are mostly German. Why hire an English speaker?
Only if the British and American part of your season is worth protecting — and on this island that part is a minority, so I would rather you decide with the numbers in front of you. German-speaking guests still get answered, drafted in their own language and kept short and warm. If your inbox is almost entirely German, say so and we will both save time.
Do you speak Italian?
Not fluently. Guest conversations happen in English and, where a guest writes in German, Italian or French, I draft the reply in their language. Our own conversations happen in English, and anything you send me in Italian I read in written translation. Anything needing real legal or commercial fluency in Italian goes back to you.
What changes on my Airbnb account?
You add me as a co-host and choose the permissions, which gives me the message inbox and a view of the calendar. The listing stays in your name, the CIN stays in your name, the payouts stay in your account, the pricing stays yours, and you can remove my access whenever you want.
Do you replace my cleaner or my key-holder?
No. On an island where guests arrive off late ferries and last flights, the person with the keys is the one who saves the review, and they stay yours. I message them to move a turnover or pass on an arrival time, and that is where my involvement in the physical side ends.
Which platforms do you cover?
Airbnb first, because co-host access there is built for exactly this. Where you also list on Vrbo or Booking.com I can take those conversations too, but the mechanics differ per platform, so we agree that when we talk.
What happens when a guest asks for a refund?
It reaches you the same hour, with what I would do and why. Money is never my decision. Once you have decided, I write the reply immediately, in a register that keeps the conversation calm and protects the review.
I live on the mainland and let the house out for the season. Is this different for owners who live here?
The worry differs, the fix does not. Absentee owners fear silence; owners who live down the road fear their own phone in August. Either way somebody competent is on the messages and anything needing a decision reaches you within the hour with a recommendation attached.
What does it cost?
I quote per property, once I have seen the listing and understood the message volume it really generates. An apartment in Alghero and a villa near the sea let by the fortnight are different jobs, so a single published number would be wrong for one of us.
