Looking for Airbnb management on Lake Garda? What I do is narrower than that, and on this lake it has to start with an honest sentence about who is actually writing to you.
Who books here
Garda has no statistics of its own: it runs across the provinces of Verona, Brescia and Trento, so every number here is a whole-province number. In 2025, residents of Germany accounted for 34.2% of all overnight stays in tourist accommodation in the province of Verona and 32.2% in the province of Brescia. The United Kingdom was the third foreign market in both, at 5.8% of nights in Verona and 4.6% in Brescia, while the United States ranked eleventh in Verona and ninth in Brescia. That series counts all tourist accommodation, hotels included, not short-term rentals alone. Foreign residents were 78.9% of nights in the province of Verona and 72.0% in Brescia, against an Italian average of 56.3%.
Said plainly: this is a German-speaking lake, and the anglophone segment is British, in third place. I am not going to pretend otherwise. What I do about it is answer the German-speaking guests too — drafted in the guest’s language, short, warm and unambiguous — and this page exists in German for owners who would rather read it that way. Where I earn my keep is that British third and the Americans behind them: together 8.6% of Italian overnight stays but 21.0% of what foreign travelers spend.
What the calendar does to your inbox
June to September took 63.2% of all overnight stays in the province of Verona in 2025 and 64.0% in the province of Brescia, August alone 18.4% and 19.6%. April to October covered 89.2% of the Verona year. The shoulder is real but short, so a late-March inquiry is worth more than its size suggests.
No registration count exists for the lake itself. The nearest anchors are the national register’s 76,328 structures in Lombardia and 64,149 in Veneto; holiday dwellings took 23.5% of all overnight stays in both provinces in 2025 — a level, on a basis ISTAT widened that year, not growth.
What they actually ask
Judgement, not data: in my experience, and from what hosts on this lake answer most, the same handful comes back. Which airport — Verona, Bergamo, Malpensa, Brescia — and whether a car is needed. Parking: where exactly, whether it is included, and how the ZTL works in the lakeside towns. The ferries: which line, and whether it still runs at their dates. Air conditioning, and whether the pool or the lake is swimmable in the shoulder season. The tourist tax, per person per night, and whether it is cash on arrival. A large part of that arrives in German.
What I do — and what stays with you
I answer your guests: inquiries before they go cold, pre-arrival and in-stay questions, and the review reply afterward. Every message gets a reply within the hour, around the clock — overnight that may be a first reply saying I am looking into it, with the full answer first thing in the morning. I message your cleaner and your key-holder when a turnover moves.
What stays with you: the listing, the calendar and the pricing; the payouts; the CIN and the Alloggiati Web reporting to the Questura; your cleaner, your key-holder and every physical job. The rules on identifying guests in person have been in flux since late 2024, so arrivals stay with you and your key-holder, confirmed with your commercialista or lawyer. Refunds, safety, damage and legal reach you the same hour with a recommendation attached.
Your license, your listing, your money — we handle the conversation.
What American and British bookers expect
Speed first: a reply in minutes reads as normal, silence overnight reads as a problem. Volume second: ten messages before check-in is unremarkable for an American family — parking, air conditioning, how far things really are. Warmth third: first names, over-explanation, “no problem at all”, where a short, correct, formal answer reads as cold. Illustrative examples, off my own listing; a plus I bring, not a verdict on anyone else.
Why me
I have run my own short-term rental for five years, held Superhost status for four of them, and the listing carries 97 guest reviews at an overall rating of 4.9. I run it remotely from Porto, and have done since I moved to Portugal in 2021. Coordinating with a cleaner I have never met, in another time zone, is not a theory here.
