The pricing, the payouts, the CIN, the cleaning and anything physical stay with you. Refunds, safety, damage and anything legal reach you the same hour, with a recommendation attached, and you decide. I never negotiate your price or terms, never decide whether a booking goes ahead, never receive a guest payment, and never handle a guest's identity document. I don't advertise or promote your property anywhere: marketing the listing stays yours and Airbnb's.

Looking for Airbnb management on Lake Como? What I do is narrower than that — the guest side only — and this is the Italian market where it makes the most obvious sense, because most of your foreign guests are already writing to you in English.

Who books here

Como spans the provinces of Como and Lecco, and ISTAT publishes nothing at lake level, so these are whole-province numbers. In 2025, in the province of Como, residents of the United States accounted for 12.4% of all overnight stays in tourist accommodation and residents of the United Kingdom 6.7%, behind Germany at 17.2%. That puts the United States second among foreign markets there and the United Kingdom fourth. In the province of Lecco the American share was 9.1% and the British 6.3%. The series covers all tourist accommodation, hotels included, not short lets alone.

Two more numbers. Foreign residents were 86.8% of all overnight stays in the province of Como in 2025 and 76.4% in Lecco, against an Italian average of 56.3% — the most international market in this set. And American and British travelers, who are 8.6% of Italian overnight stays, are 21.0% of what foreign travelers spend in the country. On this lake that audience is the core of the inbox, not a rounding error.

What the calendar does to your inbox

June to September took 59.6% of all overnight stays in the province of Como in 2025, August alone 17.7%. April to October covered 87.1%, and May by itself was 11.0% of the year — a noticeably longer usable shoulder than the sea markets. Spring and October bookings are made early, by people who ask a lot first.

No registration count is published for the lake or the province; the nearest anchor is the national register’s 76,328 structures in Lombardia. What is measurable is that holiday dwellings took 46.1% of all overnight stays in the province of Como in 2025, the highest share in this pack — a level on the basis ISTAT widened that year, not growth.

What they actually ask

Judgement, not data: in my experience, and from what hosts here answer most, it is the same list. Getting around without a car — which Milan airport, the train to Como or Varenna, whether driving the lake road is worth it. Parking: scarce, often paid, often not at the door — the complaint to pre-empt rather than explain afterward. The ferries: which crossings run, and how late. Steps and access: how many from the road to the door, and whether a suitcase can be wheeled. Then air conditioning, hot water and Wi-Fi strength in old lakeside buildings.

I answer your guests: inquiries before they go cold, pre-arrival and in-stay questions, the review reply afterward. Every message gets a reply within the hour, around the clock — overnight that may be a first reply saying I am looking into it, with the full answer first thing in the morning. I message your cleaner and your key-holder when a turnover moves.

What American and British bookers expect

Speed first: a reply in minutes reads as normal, silence overnight reads as a problem, and an American couple asks earlier and in more detail than the European average. Volume second: ten messages before check-in is unremarkable for a US family. Warmth third: first names, over-explanation, “no problem at all”, where a short, correct, formal answer reads as cold. I have run my own short-term rental for five years, held Superhost status for four of them, and the listing carries 97 guest reviews at an overall rating of 4.9. I run it remotely from Porto, and have done since I moved to Portugal in 2021. Answering American guests at the hour they actually write is the job I have been doing for years, in my own inbox.

Good to know

Do you speak Italian?
Not fluently, and you should know that before we start. Guest conversations happen in English, which on this lake is most of them, and where someone writes in Italian, German or French I draft the reply in their language. Our own conversations happen in English, and anything you send me in Italian I read in written translation. Anything needing real legal or commercial fluency in Italian goes back to you.
What changes on my Airbnb account?
You add me as a co-host and choose the permissions, which gives me the message inbox and a view of the calendar. The listing stays in your name, the CIN stays in your name, the payouts stay in your account, the pricing stays yours, and you can remove my access whenever you want.
Do you replace my cleaner or my key-holder?
No, and on this lake I would be mad to try. The person who meets a guest at the top of forty steps with a suitcase is doing something I cannot do from a screen. They stay yours; I message them to move a turnover or pass on an arrival time, and that is the whole of my involvement in the physical side.
Which platforms do you cover?
Airbnb first, because co-host access there is built for exactly this. Where you also list on Vrbo or Booking.com I can take those conversations too, but the mechanics differ per platform, so we agree that when we talk.
What happens when a guest asks for a refund?
It reaches you the same hour, with what I would do and why. Money is never my decision. Once you have decided, I write the reply immediately, in a register that keeps the conversation calm and protects the review that follows it.
I live in London and let the apartment out all season. Is this for me, or for owners who live here?
Both, for different reasons. Absentee owners are afraid of silence, and owners who live at the lake are afraid of their own phone in August. The remedy is identical: someone competent is on the messages, and anything that needs a decision reaches you within the hour with a recommendation attached.
What does it cost?
I quote per property, once I have seen the listing and understood how many messages it really generates. A studio in Como town that books two nights at a time and a lakefront house that sleeps eight for a week are different jobs, so a single published number would be wrong for one of us.
