Why I co-host: from a Denver rental to owners across Europe

I ran a family house outside Denver, then kept running it from Porto. That taught me both halves of this job: what guests expect, and how to deliver it from a distance.

I did not set out to co-host for anybody. I set out to rent one house.

Five years of my own guests

The house is a four-bedroom family place in Littleton, in the Denver area, with a nursery and a crib, two living levels and a second kitchenette. It has been listed for five years, on Airbnb and on Vrbo, run on a property-management system with dynamic pricing. In that time it has collected 97 guest reviews and settled at an overall rating of 4.9, and it has held Superhost status for four years.

None of that came from the furniture. It came from answering people. The kind of message I get is not about thread count — it is a mother asking whether the stairs have a gate, whether the crib is a real crib rather than a folding cot, and whether anyone will pick up if the flight lands at midnight. Those examples are illustrative, but the pattern is not: answer the anxious question honestly and fast, and the review writes itself four days later.

That is where I learned what American and British bookers actually expect. They ask more before they book. They expect warmth in writing and speed in the reply. Five stars is their baseline rather than their prize, and a British guest will often say nothing at the property and everything in the review. I am not claiming anyone else is harder to host. I am saying I have already spent years inside that particular set of expectations, in my own language, and it is most of what an owner is actually hiring.

Then I moved to Portugal, and kept the house

In 2021 I moved to Portugal, and I did not sell the rental — I kept running it from here. I live in Porto. Denver is seven hours behind, which sounded like a problem and turned out to be the whole education.

Running a listing you cannot walk to teaches you three things quickly. The first is that your cleaner and your key-holder are not staff, they are the only people who can be physically present, so you protect that relationship and you give them clear, early information. The second is that tools carry more of the load than pride wants to admit: a real system on the listing, a pre-arrival guide that answers the top twenty questions before anyone asks them, saved replies for the things that come up every week. The third is that honest expectation-setting before the booking prevents almost every bad review after it. If there is no air conditioning, the guest should learn that from the listing, not from August.

Why I sell the messages and nothing else

This is co-hosting, not property management, and that is a deliberate limit rather than a gap. The part of hosting that genuinely hurts an owner is the conversation: the inquiry at eleven at night, the same parking question for the ninth time, the guest who is perfectly happy but will quietly leave four stars because nobody replied for six hours. The physical side — cleaning, keys, repairs, the license, the guest reporting — belongs to local people and to you, and I am not going to pretend a laptop in Porto is better at it than the person who already has your keys.

So the scope is narrow on purpose. I answer your guests: inquiries, pre-arrival questions, in-stay questions, review replies. I coordinate with your cleaner and your handyman when the conversation needs it. Your listing, your calendar, your pricing, your payouts and your license stay exactly where they are.

What happens when it is not just a message

Some things are not mine to decide, and I do not try. Refunds, safety, damage and anything legal come straight to you, the same hour, with what I would do and why — a recommendation, not a decision. You tell me the answer and I write the reply immediately, so the guest hears something quick and calm while the matter is still small. The one thing I will not do is sit on a problem overnight and hope it resolves itself.

That is also the shape of the promise I make on every page here: every guest message gets a reply within the hour, around the clock. Overnight, that first reply may just say I am looking into it, with the full answer first thing in the morning. I would rather write the honest mechanism down than imply that nobody sleeps.

Where that leaves you

If your place is in Portugal, Spain, Italy or Slovenia, and a good share of your money arrives from people who write to you in English, then the job I have been doing for my own house for five years is the job I would like to do for yours. Is this a company or a person?
A person, with software where software is genuinely better. The messaging system on the listing handles the routine questions instantly; I handle everything it cannot, and anything that matters comes to you from me. You will always know which one you are talking to.
Why only the messages? Why not everything?
Because the physical work belongs to people who can stand in the room. Your cleaner, your key-holder and your handyman are already better at that than any distant company would be. The conversation is the piece that travels well, and it is the piece that eats an owner's evenings.
Do you host in Europe yourself?
My own listing is in the Denver area and I run it from Porto, which is exactly the arrangement I am offering you in reverse — a remote pair of hands on the messages, working alongside the local people who look after the property.
What made you start doing this for other owners?
Owners kept describing the same problem: not the cleaning, not the paperwork, but the sheer volume of guest messages and the feeling of never being off duty. I had already built the habits that solve it for my own listing, so doing it for other people was a short step.
